Buffalo vs Kikuyu: Which Lawn Is Best for South West WA?

Choosing the right lawn for your home can make a big difference to how your garden looks, feels and performs long term. In South West WA, two of the most common options are Buffalo and Kikuyu. Both can work well in our climate, but they have different strengths depending on your block, sunlight, irrigation, maintenance expectations and how the lawn will be used.

At Karri Coast Landscaping, we install lawns across Margaret River, Cowaramup, Witchcliffe, Busselton, Vasse, Dunsborough and surrounding areas. For most residential new builds and family homes, we usually suggest going with Buffalo.

Buffalo Lawn

Buffalo is a great all-round lawn for South West WA homes. It has a soft, broad leaf, a lush green appearance and performs well in both full sun and part shade. This makes it especially useful around homes, fences, patios and garden beds where some areas may receive less direct sunlight throughout the day.

Buffalo is also a good option for families, pets and everyday backyard use. It feels softer underfoot than Kikuyu and generally gives a neater, more premium finish. Once established, it can handle dry conditions reasonably well with the right soil preparation, reticulation and maintenance.

For many new homes, Buffalo is the better choice because it suits smaller residential blocks, front lawns, backyards and landscaped garden designs where appearance and ease of maintenance matter.

Kikuyu Lawn

Kikuyu is a fast-growing, hardy lawn that loves full sun. It establishes quickly, repairs itself well and can handle heavy wear, making it useful for larger open areas, rural properties, verges, high-traffic spaces and areas where fast coverage is important.

However, Kikuyu can be more aggressive than Buffalo. It spreads quickly and can creep into garden beds, paths and surrounding areas if it is not controlled properly. It also needs regular mowing and edging to keep it looking tidy, especially during the warmer months.

Kikuyu can be a good option for large, sunny areas where durability and quick growth are the priority, but it may not be the best choice for every residential garden.

Which One Do We Recommend?

For most homes in South West WA, Karri Coast Landscaping usually recommends Buffalo. It provides a softer, cleaner and more manageable lawn for everyday residential use. It also performs better in mixed sun and shade conditions, which is common around new homes, fences and outdoor living areas.

Kikuyu still has its place, especially for larger sunny blocks or areas that need to recover quickly from wear. But for most new builds and landscaped residential gardens, Buffalo is often the better long-term choice.
